FULL HOME INSPECTIONS

The number of individual items that can be inspected during a home inspection can vary widely depending on the size, complexity, and age of the home, as well as the thoroughness of the inspection process, which often ranges from 300 to 500 individual components. However, as a rough estimate:

1. **Structure**: This includes the foundation, walls, roof, attic, ceilings, floors, and overall structural integrity.
2. **Exterior**: Inspections cover the exterior walls, doors, windows, decks, balconies, driveways, sidewalks, and landscaping issues that could affect the home.
3. **Roofing**: Assessing the roof for its age, condition, and any potential issues such as leaks or damage.
4. **Plumbing**: Checking all visible pipes, fixtures, faucets, water heaters, and drainage systems for leaks, functionality, and proper operation.
5. **Electrical**: Inspecting the electrical system, including outlets, switches, circuit breakers, wiring, and grounding to ensure safety and compliance with current codes.
6. **HVAC (Heating, Ventilation, and Air Conditioning)**: Evaluating the heating and cooling systems, ductwork, vents, filters, and thermostats for functionality and efficiency.
7. **Insulation and Ventilation**: Assessing the insulation in walls, ceilings, floors, and attic spaces, as well as ventilation systems to maintain air quality and prevent moisture buildup.
8. **Interior**: Checking walls, ceilings, floors, doors, and windows for signs of damage, wear, or structural issues.
9. **Kitchen Appliances**: Inspecting the condition and operation of kitchen appliances such as stoves, ovens, dishwashers, and range hoods.
10. **Bathrooms**: Evaluating sinks, toilets, showers, tubs, faucets, and ventilation systems for functionality and potential issues.
FOUR POINT
INSPECTION

A four-point home inspection typically focuses on four main systems or components of a home:

1. **HVAC (Heating, Ventilation, and Air Conditioning) System**: This includes the inspection of the heating and cooling equipment, such as the furnace, air conditioning units, ductwork, and ventilation.
2. **Electrical System**: The inspection of the electrical system involves checking the condition and operation of the electrical panels, wiring, outlets, switches, and visible components.
3. **Plumbing System**: This includes an evaluation of the plumbing system, including pipes, fixtures (such as sinks, toilets, and showers), water heaters, and any visible leaks or issues.
4. **Roof**: The inspection of the roof assesses its condition, age, any visible damage, and the overall integrity of the roofing materials.
While the term "four-point inspection" refers to these four main areas, the number of individual items inspected within each category can vary based on the specific guidelines followed by the inspector and the condition and complexity of the home.
